What is difference between mass processing and multiple-record processing? When should you use mass processing and when should you use multiple-record processing? Can someone give real life example?

See the documentation about Mass Processing. and Multi-Record Processing. In addition, check the presentation about Mass Processing which compares both approaches. Multi-record processing always relates to change request-based central govpernance. For more details on multi-record processing, see also this blog post about innovations in MDG 7.0 (which is when this central governance feature was introduced).
