Crystal Reports for Visual Studio 2010 .NET SDK Developer Guide Error

I am trying to download and open to this developer guide and I keep getting an error that says "Navigation to the webpage was canceled", retype the address. I can open other guides just not this one.

I can get the zip file to download. When I open up the file this is what I am getting.

I am using Internet Explorer.

Ok. Here is what I do: 

Download the file. Unzip. I get crnet_dg_2010_en.chm. Hit on crnet_dg_2010_en.chm and I get:
