EBS MT940 search string - clear subledger on the Customer Reference from Note to payee

Dear SAP Gurus,

We use EBS MT940 file for bank recon posting. We got a user requirement to clear subledger on the Customer Reference. SAP usually clear subledger on UTR field (as in the red box in segment :61) but our bank could only populate the Customer Reference in Note to payee (as in the brown box in segment :86) instead of the UTR field.

So I created two search strings to try to trigger the posting rule TIN2 on string '?CREF?', and then clear subledger on the string found between '?CREF?' and next '?'. I supposed to populate the Customer Reference into Assignment field and then clear on assignment, but it does not work.

Below is the screenshot of setup search string (TC_OTPM). Please advise if any missout or mistake of the settings.
